Tenants Faq

All rental applications are submitted via a simple online application system, called 2Apply. This online system is an efficient and fast tracked process to apply for our rental properties.

Once you create your 2Apply profile, you will have the ability to add your application to multiple properties that suit your needs and preferences. You can create your 2Apply profile here;

Once adding your application to a property, you will receive an SMS notification of a scheduled open inspection. If you are unable to attend a rental open inspection, we recommend sending a friend or family member to attend on your behalf if possible, and rely on their feedback of physically viewing the property. After inspecting the property, please confirm with our Leasing Officer that you would like your application to go ahead.

Private inspections may not always be available.
After viewing the property, we will complete any reference checking, assess affordability and then present your application to the Landlord for tenant selection. This is completed in a timely manner upon inspecting the property but does depend on response from Landlord. All applications for the property will be advised if they have been successful or not.
You are required to include information of all pets that will be living at the property with you. Not all properties allow pets, being Landlord decision or if property is in a complex, the option might not be the Landlords decision. Our Leasing Officer will discuss with the Landlord to obtain approval. If you intend to purchase a pet in the future, please email information to your Property Manager for approval before purchasing your pet. If approved, a pet agreement will need to be signed.

New Tenant Process

Our Leasing Officer will schedule a meeting with all lease holders to sign the Tenancy Agreement. This meeting will go through the Tenancy Agreement, bond and rent payment due dates and what to expect as a tenant. If unable to attend in person, documentation can be emailed for electronic signing.

Legislation requires that bond and two weeks rent are paid prior to collecting keys for the property. Assistance is available for eligible tenants with Housing SA

Complete Real Estate do not personally hold your bond but manage your bond using the online system provided by Consumer and Business Services (CBS) called Residential Bonds Online (RBO).

Once our agency has lodged your bond with CBS, you will receive an email from RBO with instructions to activate your account. By activating your bond account at the start of your tenancy, this will ensure a smoother process for your bond refund when vacating your tenancy.

The payment of two weeks of rent is receipted directly to the property rent once received, it is not held and refunded at the ended of the tenancy like a bond payment. A receipt for this payment will be emailed with your updated paid to date. The lease agreement will advise when the next rent payment is due to avoid falling behind.

Collecting keys to your new home is an exciting time. Keys can be collected at our office from 9am on your lease start date. Unfortunately the property cannot be handed over earlier than lease start date due to landlord insurance restrictions.
Prior to lease commencement, an ingoing inspection is conducted to report on the condition of the property. This includes all rooms, fittings and fixtures, along with a detailed catalogue of images for office use. Importantly, the ingoing report is referred to when vacating the property to ensure the property is left in an acceptable standard as when the tenancy first commenced. The catalogue of images will be referred to for comparison and/or evidence for any disputes that may arise.

You will receive the ingoing inspection report when collecting keys for the property.

As the new tenant of the property, you have an opportunity to add any other notes before handing back to be filed. If copy is not returned, the original copy will be used to refer to when vacating property.
We have a zero tolerance policy for late rent payments. Should there be a circumstance where you will be late in paying your rent, please contact your property manager by email or phone at least 3 days in advance to inform us that your rent will be late. Your rent payments are recorded on a ledger, and it is extremely important that this does not show re-occurring arrears as the ledger is an important part of your future rental reference.
